How well is it performing?

Know how your building performs before you decide what to do.

An independent, measured baseline of indoor air quality, ventilation and comfort across the spaces that matter, so priorities, budgets and conversations with ownership rest on evidence.

01The problem

Decisions about the building are being made without a clear picture of how it performs.

Without a measured baseline, priorities follow the latest complaint, capital is planned before anyone has measured what the existing systems deliver in occupied spaces, and there is no reference point to show whether later work changed anything.

02When you need it

When a baseline is worth having.

  • 01

As planned assurance: an independent, documented record of conditions that can be compared year on year.

  • 02

Before new or refurbished spaces enter service, at commissioning, handover or reopening.

  • 03

Several properties need assessing on a consistent basis, under one agreed methodology.

  • 04

Before capital investment in ventilation, plant or refurbishment is planned or approved.

  • 05

Acquisition, handover or a change of operator calls for an objective starting position.

  • 06

Owners, operators and contractors each hold a different view of how the building performs.

  • 07

Systems were commissioned years ago and have not been independently checked in use since.

03What we do

An assessment designed around the decisions ahead.

Every assessment starts with the question you need answered. Spaces, parameters and duration are agreed at scoping, and fieldwork is planned around guests, occupants and operations.

  1. 01

    Scope the question

Agree which spaces, parameters and periods will answer what you need to know, and identify anything that needs additional equipment or specialist partners.

  2. 02

    Measure across the property

Place sensors appropriately in the agreed guest, public and back-of-house spaces, and record conditions and operational context over a period suited to the question.

  3. 03

    Check, then interpret

Quality-check the measurements, flag questionable or anomalous readings, and interpret what remains against building operation, occupancy and agreed reference levels, with uncertainty documented.

  4. 04

    Report and prioritise

Keep observations, interpretations and recommendations distinct, state important limitations, and set out which observations matter most.

Quality-checked environmental measurements, interpreted with documented uncertainty and sensor limitations. How measurements are handled

Delivered directly

Environmental spot checks

A focused, one-day environmental assessment of selected guestrooms, public areas and operational spaces. Using portable monitoring equipment, Illuminair provides independent screening observations and a concise report to help engineering teams understand current conditions and decide whether further investigation is warranted.

When to use a spot check

  • Establish an initial picture of environmental conditions in selected spaces.
  • Review particular rooms or areas where additional information would be useful.
  • Check selected spaces before reopening or following operational changes.
  • Undertake periodic checks between more comprehensive assessments.

What you receive

  • One scheduled day of on-site environmental measurements.
  • Room-by-room observations and relevant environmental readings.
  • A concise written summary identifying findings that may warrant attention.
  • Recommendations on whether further assessment, monitoring or investigation would add value.

Important to know

A spot check provides a snapshot of conditions during the visit, in the spaces agreed at scoping. Results depend on factors including occupancy, operating conditions and measurement duration. It does not establish long-term environmental performance or provide a definitive diagnosis. Where appropriate, longer-term monitoring or specialist investigation can be scoped separately. This is not accredited testing or certification.

Capabilities involved

What is delivered directly, and what needs additional equipment, specialist partners or project scoping.

04What you receive

A baseline you can act on, and return to.

  • Executive summary

A plain-English account for General Managers and owners.

  • Observations by space

Quality-checked measurements by location, with the operational context and sensor limitations needed to interpret them.

  • Prioritised observations

What matters most and why, with suggested next steps and who is best placed to act.

  • A documented baseline

A reference point for follow-up assessments and for checking the effect of later work.

Property-wide environmental assessment is the core of our completed work in London’s luxury hospitality sector.

What it can and cannot tell you

  • An assessment describes conditions during the assessment period. Seasonal variation may need a follow-up or monitoring.
  • Observations may point to further investigation rather than to a single cause. If a specific recurring problem is the concern, an investigation is usually the better starting point.
  • Engineering design changes are outside its scope. Where they are needed, we can involve qualified partners.

05Multi-property assurance

One methodology. A clearer view across your properties.

Owners, operators and central engineering teams responsible for several properties can commission coordinated assessments under one agreed methodology, adapted to each building.

  • Consistent environmental data collection
  • More comparable assessment reports
  • Central visibility of environmental findings
  • Changes tracked between assessment periods
  • Follow-up investigations and investment prioritised across the portfolio
  • A documented record of assessment coverage and findings

Comparisons between properties take account of differences in occupancy, building use, season, equipment and operation, and state where those differences limit what can fairly be compared.

Portfolio-level analysis, comparing properties and summarising findings in one report, is optional and individually scoped. It draws on the individual assessment reports; it is not a live dashboard or an automated analytics platform.

06Next step

Start with a conversation about the property.

Tell us what decisions are coming up and which spaces concern you. We will tell you plainly whether an assessment is the right starting point.
